Consultations are fully customizable based on the clients needs and range from design, re-design or resale.
Verbal Consultation: It’s ideal for Realtors and/or sellers but also beneficial to all property owners wanting a quick informative recommendation on how to best showcase their property It includes a walk-through evaluation of the exterior and interior of the property. Providing the home owner with ideas and guidelines that will help give their property a new glow and/or a more competitive advantage before they put their home on the market to sell. Whether its a design consultation or resale the purpose of an evaluation is to help property owners benefit from design advise or help the sellers identify and address problem areas and make the property stand out and/or appeal to wider market of buyers. The client is free to record the recommendations and implement the changes themselves or may choose to have Spaces to Oasis By Design assist them further with staging services for an additional cost.
Written Consultation: It is a thorough written evaluation of the interior and exterior of the property where upon the completion of the consultation our design consultant will provide the client with a Check-List Report and recommendations. When in the market to sell it is advisable to complete the list of recommendation before listing the property in order to get as much equity out of the property and reduce the days on the market.
What is included ?
Initial on-site walk-through of the property, evaluation of interior and exterior of the property and a comprehensive personalized room-by-room check-list report which will assess and identify the key areas of the property that should be emphasized and highlighted.
High resolution digital photos are taken of each of the rooms to help highlight areas of concern. Key points being addressed include but are not limited to: curb appeal, re-arrangement of furniture and lighting, cleanliness, clutter and repairs, as well as paint (staging safe colours) as well as floor plans, maximization of space and traffic flow.
Consultation usually takes approx. 1.5-3 hours depending on the size and condition of the property.
In accordance with your budget our clients have the option of hiring SPACES TO OASIS BY DESIGN to complete all that is necessary tasks to showcase the property to its full potential and some are compelled to complete some or all of the tasks recommended in the report themselves.

PROPERTY STAGING: Prospective buyers want to be able to picture themselves and their lifestyle as they tour a home. We offer Occupied or Vacant home Staging services, as well as Open House Fine Tuning. **All staging services include free marketing of your listing on our website as well as other social web sites.
Occupied Home Staging : Our stager will arrive and do a full consultation with an extensive walk-through of the property and evaluate its contents to identify what needs to be done. Special emphasis will be placed on addressing areas of concern and offer detailed ideas and solutions to highlight the positive characteristics and features of the property and de-emphasizing trouble areas.
Detailed photos will be taken of all the rooms to be staged and a "to do list" (editing pieces of furniture, preparatory work etc.) with unfinished tasks will be provided for you to be completed before the stager returns to complete staging process. Upon completion of the "to do list" our stager will return and fine tune the property. Fine tuning includes editing existing and/or bringing in some rental furniture (additional cost) and accessories as required. This is all done in an effort to make your property stand out and appeal to more perspective buyers so that it sells faster and for more.
Vacant Home Staging: Vacant homes typically take longer to sell than furnished homes because most buyers find it difficult to visualize the use of space. This is where sellers will benefit from this staging service. Our stager will enhance the features of the vacant space with rental furniture and accessories from our inventory and create a vision for your space for your perspective buyers. This package includes: selection of rental product specific to property needs; staging set-up; de-staging when property sells; delivery and pick-up of rentals ; 30 day rental of furnishings.
